Marketing Manager / Assistant Property Manager

ESSENTIAL JOB FUNCTIONS:
o Manage all leasing aspects of 140 apartments at Sunchase and 25 units at Churchill Apartments comprised of student and market rate rentals
o Assist Property Manager in the overall management of all apartment homes
o Analyze and compare market data to identify occupancy trends
o Maintain all social media efforts with assistance from MSC IMK Department
o Develop, and implement, an annual marketing plan and leasing goals as well as carry out ones already in place
o Produce, and monitor, print and Internet advertisements and marketing ideas to effectively lease apartments
o Complete monthly a market survey and progress report for the market
o Follow and report on market trends, including but not limited to, Social Networking Trends
o Answer rental emails and phone calls, assist residents
o Effectively show and lease apartments while adhering to company-wide leasing and marketing policies, and in accordance with budgetary guidelines
o Process new and renewal leases, addenda and applications according to our criteria
o Coordinate and execute leasing and public relation functions
o Supervise, as well as, assist with hiring, training and scheduling of marketing personnel
o Maintain statistical information on renewals and new leases. Produce and distribute weekly reports
o Provide superior service to all residents, prospects and visitors to the community
o Follow Fair Housing Standards in all prospect and resident interactions
o Responsible for successful use of and scoring results with LeaseHawk for self and all Leasing Agents. Maintain a minimum Telephone Performance Analysis of 62% and a Conversion Ratio of 50% with higher benchmarks to be set after training.
o Perform on-site accounting responsibilities including, but not limited to, posting rent payments and billing and credit slips.
o Assist in handling resident complaints, concerns and questions.
ADDITIONAL DUTIES AND Responsibilities:
o Maintain good relationships with key personnel at Longwood University, Hampden-Sydney College and Southside Virginia Community College
o Assist Property Manager in other duties as assigned
o Some weekends required
MINIMUM JOB REQUIREMENTS:
o College Degree or related marketing / property management experience
o Possess, or obtain within 3 months of hire, Virginia Real Estate Salesperson License
Prior Work
Experience:
Prior marketing/property experience
Skills: Proficient in Word, Excel, and Outlook, Publisher, Photo Shop, Adobe Suite, and Canva a definite plus. Customer Service / Sales.
Other: The perfect applicant would be a team player, extremely outgoing, a self- starter, highly organized, flexible, and have a positive, optimistic attitude.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
